2027: Riyadh's office market enters comparison season
After years of tight supply, Riyadh's office market is changing. Savills expects more than 570,000 sqm of new Grade A office space from late 2026, including Diriyah Gate, Prime Business Resort and Misk City. JLL recorded a slight rise in Grade A vacancy, to 3.8% in Q2 2026, as newly completed space entered the market, and a further 929,300 sqm of office space is due before year-end.
As choice widens, tenants will compare buildings again. JLL notes that landlords now compete with fitted space and flexible terms, and on product and tenant experience.
